A charming little house set in the grounds of a large Norfolk estate, the Gatehouse at Hales Hall checks all the boxes when it comes to romantic, historical homes – and it’s very affordable too.
Built in Tudor times and recently restored with careful attention to historical detail, it also has some lovely modern additions. The upstairs bedroom has oak floors and wooden beams, as well as an antique four-poster bed and freestanding roll-top bath set under a chandelier on a raised dais.
Follow the spiralling wooden staircase down to the ground floor, and you’ll find a large kitchen with a modern range cooker and American-style fridge-freezer – as well as a tiled rainfall shower room with underfloor heating. The living room is built around a large open fireplace, and windows offer beautiful views of the estate’s grounds.
The Gatehouse sleeps two guests, but is part of a larger estate that accommodates around 25.

The living room has a TV with Sky HD package and Wifi. The kitchen has a Locanche range cooker, dishwasher, microwave and fridge-freezer. There is gas central heating. Welcome trays, hairdryers, towels, books and games are provided. The garden has numerous seating areas with barbecues, and there is private parking for up to 12 cars.
The property is great for weddings, parties and other events. Top chefs and party planners are available. If you’re planning a large event, ask about the Great Barn, which at 184ft, is the largest brick-built Tudor barn in England.
AROUND
Hales Hall is located just south of the small market town of Loddon, and about 15 miles southeast of Norwich. The property is surrounded by unspoilt countryside, farms and woodland, and is just a short drive from the Broads National Park and spectacular (often unpopulated) sandy beaches. Southwold, on the Suffolk Heritage Coast, is about 17 miles away.
For a novel route to the Broads, the owners suggest taking the Reedham Chain Ferry across the River Yare. Explore the waterways on foot or take to a kayak or canoe. This is also a great region for exploring by bike.
For arts and culture (or retail therapy), the cathedral city of Norwich is within easy reach. And the region has a growing reputation for food – with great pubs and restaurants, cafes and farm shops. The market towns of Beccles and Bungay are both 5 miles away. The nearest shop is 0.7 miles away, and the nearest pub 1.9 miles.
