This unique hotel, located in the main square of the small Zagori village of Kato Pedina in northern Greece, originated from an old stone manor house that dates back to the 16th century. Careful restoration has preserved the original features, but it has been updated with a modern elegance and respect for the environment.
We love the understated luxury of the property – the clean lines of the dry stone exteriors, as well as the warm tones of the interiors. Decor is simple and earthy, with large wooden floors and stone pavements, throw carpets and comfortable lounging areas. A blend of antique and modern furnishings is augmented by fun details like lanterns and eclectic vintage objects. Some furnishings have been in the mansion for generations.
The hotel has seven en-suite rooms, each with its own character – and color, ranging from khaki and brown to purple and pink. The sense of cozy homeliness is enhanced by an abundance of common spaces, both inside and out – from the relaxing area and snack bar to the open grounds, terraces and garden.

The hotel has excellent green credentials, having been updated with environmentally-friendly features such as biological wastewater facilities, and the use of a rain-water cistern for irrigation purposes. The building uses heating from renewable energy sources, energy-efficient glass, energy-saving LED lamps, and ceiling fans instead of air conditioners. Each room has thermal and energy autonomy.
AROUND
The hotel is located in the main square of Kato Pedina and offers an in-house wine/snack bar. Within a very short walking or driving distance (from 100 meters to 10 miles), there are numerous dining options.
It is 35 minutes’ drive from Ioannina, the capital of Epirus. Right in the center of the Zagorochoria region, part of the largest national park in Greece (the Northern Pindos) and in very close proximity to all of the area’s landmarks, the hotel is a great base for exploring this unspoiled, waiting-to-be-discovered part of northern Greece.
Activities on site and in the surrounds include hiking, rafting, horse-riding, fishing, canoeing, kayaking and trailing.
LOCATION
Kato Pedina, Zagori, Greece. Nearest airport: King Pyrros, Ioannina Airport (40 minutes). International airports:; Ioannis Kapodistrias, Corfu is 50 miles from Ioannina but requires a ferry crossing. Aktion-Preveza is easier but under heavy redevelopment. Macedonia in Thessaloniki is also a good alternative.
